Built for residential and multifamily builders running Procore

What residential builders actually struggle with

The day-to-day pain points we built ProBidCore to eliminate.

Allowances and selections change weekly

Update an allowance in one place, re-sync; the Procore budget line PATCHes in place. Owner change orders flow cleanly into the project budget.

Subcontractor bids arrive in 12 different formats

Normalize sub bids into ProBidCore's WBS-coded line items. Push the unified estimate to Procore so your PM sees the whole budget at a glance.

Multifamily plans repeat — your bid shouldn't

Duplicate a unit-type estimate, adjust quantities for the unit mix, and push each building phase as its own Procore project.

How it works

Estimate, connect, push. Three steps, no spreadsheets.

1

Build by trade or assembly

Framing, roofing, MEP rough-in, finishes, allowances — each as a line item with your WBS code and sub-bid price.

2

Incorporate allowances and owner selections

Carry allowances as their own line items. Swap actual bids in when selections are made; re-sync. The Procore budget stays current without manual edits.

3

Push, audit, repeat

One click sends every line to the project's Procore budget. Each sync is timestamped and logged — your PM always knows what's in Procore.

Who's using this

Custom residential and multifamily builders use ProBidCore on $1M+ custom homes and 20–200 unit multifamily projects where Procore manages the project budget.

FAQ

The questions residential builders ask before signing up.

How do we handle owner allowances that get replaced with actual bids later?

Carry each allowance as a named line item in ProBidCore. When the actual sub bid comes in, update the unit cost and re-sync. ProBidCore PATCHes the existing Procore line — the budget reflects the current number without duplicate rows or manual Procore edits.

We run 4–6 custom homes at once. Can we manage all of them in ProBidCore?

Yes. Each home is its own ProBidCore project, each linked to its own Procore project. The project list gives you a snapshot of every estimate's sync status. Duplicate last year's similar-spec home as a starting point and you'll have the next bid ready in under an hour.

Our multifamily project has 8 unit types across 3 buildings. How do we keep the Procore budget organized?

Create a ProBidCore project per building phase (or per unit type, if you prefer), and push each to a separate Procore project. Most multifamily builders on Procore set up one Procore project per building — ProBidCore's project structure mirrors that naturally.

Can our superintendent update line items in the field and trigger a re-sync?

ProBidCore is web-based and works on any device. A superintendent with access can update quantities or costs on any line item, and the estimator can push the updated budget to Procore from the office. We recommend keeping the Procore push as an estimator-controlled step so changes are reviewed before they land in the official budget.

Is there a free trial?

Yes — 14 days, no credit card required. Build a real estimate, push it to your Procore sandbox or live project, and decide. Cancel anytime during the trial with no charge.

What happens if I cancel my subscription?

Your data stays exportable for 30 days. Export every project as CSV, keep your audit logs, and walk away clean. We don't hold your estimates hostage. The Procore-side data we pushed remains in Procore — it's your budget, not ours.

How is pricing structured?

Per-user monthly subscription on a 14-day free trial. No setup fees, no per-sync charges, no per-project limits. See the pricing page for current tiers. Volume discounts available for teams of 10+.
